The number one question most home seller's have is "How much can I sell my home for?"

 

There are a huge number of factors affecting the market value of your Overland Park home. Location, Condition, Presentation/Staging, Competing Homes, and, of course, Marketing/Advertising.

 

Location - There is not a whole lot you can do about the location of your home. It is what it is, but it will affect the price others are willing to pay. If your backyard includes Metcalf Avenue or a a convenience store parking lot on Metcalf Avenue, it will not garner the same price as the exact same home on a quiet wooded cul-de-sac 3 or 4 blocks from Metcalf.

 

Condition - Is the home up to date on repairs? Squeaky hinges and sticky doors can become invisible to home owners, but are glaring to home buyers. At a  minimum, buyers are going to expect the elements are not intruding on the house - so check out the windows, roof, basement, and so on..
